Over time, your asphalt begins to oxidize from exposure to natural elements. When your asphalt become grayish, it becomes less flexible and can begin to crack. This causes deterioration. Sealcoating replaces the fine mineral aggregates that have worn off the pavement surface through time and elements of weather. By sealing the surface, we restore its original dark black color and shield against the harmful elements. More importantly, we extend the service life of the pavement at a fraction of its replacement cost.
Rates are determined by square footage, surface porosity & surface preparation enabling you to get the most reasonable price possible for your service. When you request a FREE estimate, you will get a visit within 3-5 days to measure and evaluate your work. You will receive a written estimate at the end of the evaluation.
Don’t fertilize your property for a week prior to and after the application. It will discolor the sealer. Clear the area of all freestanding objects and heavy debris, but do not hose it off. Your pavement must be dry. Sprinklers MUST be off.
Machine edging is provided along the asphalt. Grass is capable of growing through asphalt and sealer. Pulling it can bring up the asphalt itself. Use a weed killer regularly to prevent grass from growing in cracks.
Sealcoating is usually performed from late April through first week in October, depending on the temperature and weather. The temperature should be 50 degrees Fahrenheit and warming, because it should not go below 50 degrees during the curing process.
There are many variables that can affect your sealcoat, such as condition of the original pavement, quality of the seal process and materials, and amount of use your asphalt gets. NYS banned Coal Tar sealer in Nov. 2022. It was replaced with Asphalt Emulsion a more environmentally friendly sealer. As a result, it does not have the same durability in all cases to withstand our thermal movement of temperature changes throughout the seasons.
Sealing is not intended to repair large cracks and holes. If you need linear ¼”or larger crack filling services, we can apply high-quality hot rubberized crack fill before your asphalt is sealed. Over time you may notice the filling settling into place or remaining soft; this is normal.
In most cases, you can walk on non-cracked sealed pavement after 24 hours, driving should be 48 hrs. If this is a first time seal on your asphalt or it has a porous surface, you should wait at least 48 hrs. Temperatures below 80 degrees Fahrenheit or humidity above 50% can add up to 12 hours to your drying time.
Oil stains can show even through your new seal. If you have an oil stain you want treated, we can apply an oil spot primer. This will be brushed in to help prevent the oil from “bleeding” through. Unfortunately, not all stains can be completely removed.
Moss is very difficult to remove and will likely return because it is a living plant growing from the moisture under the asphalt.
Condensation can drip off roof lines/gutter and cause seal splatter.
Expect power steering marks as the sand is sheared away from the coal tar in warm weather.
Tire marks on newly sealed surfaces may occur especially in the hot sun. Overtime, these marks will fade.
Your seal is water-based, so it usually does not cause skin irritation. However, anyone with sensitive skin or a latex allergy should avoid contact with it. If a child or pet touches the sealer while it is wet, rinse the area immediately with water.
No. This is a common misconception. Although filled with sealer, pre-existing surface cracks "spider webbed" can be HIGHLIGHTED and will not be eliminated after sealcoating. As water evaporates from the latex based sealer within the cracks, they will still be visible. Water will continue to have a free path to the base layer. Sealcoat is a preservative coating and has no structural value.
Snowplows are capable of scratching the surface. Be sure to communicate with the plow contractor to make sure your service does not endanger your sealed surface.
